Great company! I've lived in one of their apartments for a couple of years now. Every time I've called Ali for an issue he has always been extremely responsive by often coming to sort out the problem on the same day, even on weekends. Probably best landlords I had in London in my 8 years here.

This company are a disgrace. They informed me in writing (clearly shown as proof) that they would not charge a fee for placing a corporate client of theirs as they were retained by this client. However, once the process developed further, they decided they would charge a fee and kept the deposit against my will. A corrupt and unethical way to treat someone. Avoid this company at all costs!

I would highly recommend against using Approved Property Services. I have rented numerous times in London but this was by far the worst experience. When they didn't meet the requirements of initially agreed contract after trying to deceit me in numerous ways, they also decided not to refund my holding deposit

Interesting how all the previous negative reviews of APS seem to have disappeared and suddenly full of 5 star reviews within the last 7 months…
I sadly rented a room from them a few years ago in Tooting, they would turn up and let themselves in randomly with no prior notice, debt collectors for the landlord not paying his bills quite frequently so much so they changed the front door locks, one of the others staying there was psychotic (physically and verbally abusive on multiple occasions) and refused to share the SHARED kitchen and bathroom and they would not deal with her.
The last straw they turned the living room into another bedroom to rent out with no notice, just all of a sudden workmen were there first thing in a Saturday morning, turning a 7 bedroom shared house into an 8 bedroom shared house with no consideration for additional facilities (1 washing machine between at least 12 of us living in this house). Do not understand that there are laws protecting tenants or that these are different to ones for landlords.
They do not register deposits with any deposit scheme. They automatically deduct a certain amount from your deposit no matter the condition (mine was £20 which was 3 years ago now).
The landlord then decided to kick out the tenants of 3 or 4 of the rooms so he could rent them out for more money and tried to give us only 1 months notice (by law, landlords must give tenants 2 months notice) which Leon and Ali could not understand the difference.
Avoid, they have doctored these reviews quite heavily, I originally reviewed just after leaving in 2018 when there were a range of 1 and 2 star reviews, is strangely all 5 stars…

EDIT BASED ON APS RESPONSE-
If you didn’t manage the property why were you and and Leon letting yourselves in without permission or notice then? Why was it you guys we had to contact when there were issues? Why was it you guys that had to communicate with us instead of the landlord? We had no contact details for anyone but yourselves so if you weren’t managing the property who was? That is the first time it has been mentioned that you weren’t.
Yes I was given 2 months notice AFTER I had to argue and explain tenants rights and the law around giving tenants notice, I had to send you screenshots of the government website, I still have the text messages.
The landlord was letting in handymen when commenced on changing the living room to another bedroom, with zero notice as stated, not people living in the house. And I did give notice to move out. The house was getting repossessed as the bailiffs were coming around and yes you told us it was all fine, no issues, they were lying etc at the time. I text you when there were issues, for example broken fittings and fixtures which you are legally obligated to repair, which never got resolved so that would probably be why you think I was emailing/texting all the time.
I hope you’ve improved your service and understanding of managing properties since then. Reviews are here to let others know of experience and should not be deleted/doctored to give an untrue reflection of your business.

Stayed with APS for almost 2 years in two of their properties in Tooting and Clapham. Ali and Silvia were very helpful through ought my stay. Always dealt swiftly with issues raised. Highly recommend them.

Very professional, helpful and friendly. I’ve had 2 properties to rent and they found me tenants within a couple of days. I would definitely recommend renting out from a family business rather than a huge company as they take extra care about me. Im very satisfied.
